7 Benefits Of Hiring A Design and Build Firm To Construct Your Home

Wondering if it is better to hire a design and build firm to construct your home, or stick with the traditional builder model?  Recently, I've had many people tell me about their challenges with getting the contractors to give them an estimate. They find one firm that will meet with them, then the estimates keep changing from day to day. Finally, they will hear nothing from them again. The reason for this? The company already has too much work lined up and doesn't want to take on any more jobs.

In this post, I'll outline 7 specific benefits you can expect from hiring a design and build firm. Also, at the end of this post you'll find a list of questions to ask to ensure the design and build firm you pick will be the right fit for you.

1. You don't have to lift a finger

Unbelievable right? That's why it's call design build. They will take care of all the construction, design, plans and permits, so you don't have to worry about any of that. If you're looking for a new home and want to avoid the hassle of doing it yourself, this is the best option for you.

This means that you don't have to worry about finding contractors, architects, plumbers, or electricians because the design build firm will do it all for you.

They handle all aspects of construction from start to finish, so there's no need for you to worry about anything else but moving into your new home when it's finished!

2. Someone else can deal with the headache-inducing paperwork

If you're going to build your dream home yourself, someone has to deal with all the paperwork involved — from permits to inspections. That's even more true if you're building on land that doesn't belong to you, or if you have multiple contractors working on your project at once.

A design and build firm will take care of all that for you so that you don't have to spend time filling out forms and scheduling inspections.

3. All of your neighbors will be jealous

All of your neighbors will be jealous. You'll have the nicest house on the block!

It will look like you hired an interior designer and decorator, but at a fraction of the cost.

You will have someone who knows exactly what they're doing when it comes time to pick out finishes and features for your new home. They have years of experience working with all sorts of styles, so they can help you choose exactly what you want for your space (and save money in the process).

They will handle all aspects of design, from picking paint colors to deciding which types of flooring work best for each room in your house.

4. You'll finally have someone to blame when things go wrong

Sometimes you’re lucky and design build goes off without a hitch. But if things go wrong, you can blame the design build firm that did it. In other words, liability is not just a part of the design build process. It’s a significant part of it.

The design build firm will carry all the blame for anything that goes wrong, so you don't have to worry about finding yourself in a bad spot. The design build firm is the one that has to pay for any repairs or replacements it needs to make.

5. You'll save loads of money

General contractors charge between 10% and 20% above their bid price as their fee. Design and build firms usually charge less than 10% above their bid price, which means you'll have more money to put toward other aspects of your project, such as materials or fixtures.

You'll have access to more skilled workers who specialize in various areas of construction like plumbing, electrical wiring installation, carpentry work and masonry work. General contractors often have less experience with certain aspects of construction work and therefore hire subcontractors to complete those tasks. This allows them to focus on what they do best while protecting their clients from having to deal with other contractors whose skills may not match up with theirs.

You won't have to worry about finding reliable subcontractors because they will all be part of one team working together towards completing your project successfully in a timely manner. This means less time and money is spent on hiring and vetting extra people.

6. You can make all the decisions… or none of the decisions

An experienced team will be able to take care of every aspect of your home building project, from design through completion. They will help you choose materials, colors, and finishes for your new home, as well as manage all aspects of construction. This means that you don't have to worry about managing multiple contractors and ensuring that everything is done on time and within budget — it's all taken care of by one contractor who has experience doing just that.

7. You'll have a beautiful home that you didn't have to lift a finger for!

Design-build firms allow you to have a beautiful home that you didn’t have to lift a finger for. They make it easy for you by doing all the difficult work on your behalf. If you don’t like what a design-build firm has done, you have the option to change things up at any point in time. This is not the case with other construction options. This means that you can enjoy a more customized and tailored experience.

That said, it's important to note that not all design and build firms are created equally. Some have teams of subcontractors they work with, while others prefer to handle the entire process in house. The best way to find out what a firm's process is and if it meets your needs will be to ask them. If you will be employing the same team for both design and construction, make sure you see samples of their work before you agree to anything. This will give you an idea of what the finished product will look like and help ensure that the two processes don't conflict.
